Wowzer-ville! It's been a month since The Girl graduated and nearly a month since I've blogged. I must be tired. Well, I know I am tired. Work has entered the busy season and lots to do on the repair front.
Some of our property managers are so easy to work with. I will get a call or email from them outlining a property and the repairs needed at the property, complete with what will be a tenant charge and an owner charge. Yes, owner's need to pay for repairs, as well. It usually looks like this, 4 areas for carpet, full cleaning, and then are are a few maintenance items that need to be done. Not hard. Even when we take on a new property, it's outlined pretty well. It's a 3ish day process.
Here is the process for taking on a new property:
Number one, walk the property with the owner, go over the repairs needed and get a quote from me and my staff for repairs, all to be done before the new tenant moves in.
Number two, walk the property after the repairs to make sure that everything is ready for a move in.
Number three, move in your tenant and get a move in inspection report and submit to maintenance for approval and schedule.
It's that easy. Really. However, this is how is goes with one of our property managers.
Number one, take on property and tell the owner what should be done, probably. Oh and if you want to do it, okay, let me know when it's done because I'll market the home and get a renter.
Number two, still don't walk the property to see if the work was done by the owner but move in a tenant. Don't do a property inspection to make sure every appliance works, it would take out precious "me" time. Don't look for any leaks and for sure don't find out if the utilities are turned on.
Number three, batten down the hatches, there's a mad tenant in the home and he's looking for bear. Tell the tenant to send the request to maintenance for an inspection, repairs that the owner didn't do, and call for an emergency turn on for all utilities. Then the PM won't have to deal with his job.
That happens with the PM allll the time. I'm so done with him. I never get a proper work order email from him. At move out time, I will never know who to charge. It drains me.
So that is my life, for now. Friday we are off to Ridgecrest, (yippee ay oh) for a birthday party for Granny Franny. She turned 80 in February and this is the only time all could get together for a party. Of course this is the high desert in the summer. Again, a happy time for all us coast dwellers.
I realized that we are taking a couple of days off at the first of July. Where did June go? Summer is a third of the way gone!!! After graduation I had a birthday, PacNorWestern friend had the same one, mom has one and then poof! the month is gone.Gone!!Hope that next month goes as quickly but way smoother.
Now I am done. With Girl here, we enjoy the evenings more than we should. The weather is nice so we are off to the veranda to view the cool part of the evening and I get some water time in. We still have some grass growing. It nearly has all filled in, with weeds. What can I say.
